Minor improvements could be made , like radiator in hall, decent size mugs, , but overall a very satisfactory apartment. Very clean Helpful staff and good leisure center. Would recommend.

An excellent week in a wonderful part of the country - even in January! Several lovely old market towns - Stamford, Oakham, Uppingham - and great walking areas (in spite of being more hilly in parts than we expected!) - and very good food establishments everywhere! A wonderful central area for our visits from family & friends from north and south of England so a lovely happy, sociable and fit-making time was had by all! Thank you for enabling this, from all of us.

One of the best resorts we have visited especially in Jan . Kitchen is small washing machine unnecessary in our case aLso the dishwasher Usually would use it . Surrounding area amazing plenty of places to visit within easy drive. Also swimming & walking. Restaurant looks interesting it is also a wedding venue. Would love to have a chance to return .

We had a wonderful break at Barnsdale. We stayed in Exton Lodge 16. Very well equipped. Absolutely beuatiful views of Rutland Waters. Staff throughout the complex were very helpful and professional. Had a few treatments at the spa which were very relaxing and invigorating. The food quality was really good. Breakfast was a bit pricey even with the discount. Overall a wonderful and blessed time. Would love to visit again in the spring or summer.

A lovely place to spend a week, but you need to be quite fit to walk around the beautiful site. Burley, No18 is a comfortable, well equipped, sleeps 6, lodge with great views over the water. The second bedroom is rather small for 2 adults. The third bedroom is two small singles at the top of the apex. The heating is by night storage heater, some skill required to set the temperature to be comfortable. The metered electricity cost was quite high for our mid January week. Sadly, WiFi only available in main building, it should be in the lodges, even if it is chargeable. All in all, a great place to spend a week.

I have been visiting Barnsdale Hall with friends for about 20 years now, we each take a house and fill it with friends who don't have timeshare so that there are about 20 of us. A great place to spend time away from our busy lives.

We've stayed at Barnsdale quite a few times and will stay here again. The resort is of a very high standard and in a great location with lots to do nearby. This was our first stay in a 3 bed lodge with view of Rutland Water - all very comfortable and spacious. Our only disappointment is not having wifi in the lodges, especially in winter!

A beautiful place even when it rains. Great for walkers and cyclists. If it is cold watch the cost of electric - we were careful (in end of Nov/Dec) and cost just under £50 for the week. we will go again but may choose spring/summer.

We found the staff at Barnsdale very helpful and professional at all times. We did have a small problem with our accommodation and this was handled extremely well by the management. We enjoyed the use of the pool and the bar. This was a lovely area to visit and within easy distance of some attractive and interesting venues. We enjoyed cycling around Rutland Water , visiting Stamford, Melton Mowbray and some National Trust properties. Sadly Burley House was closed. We highly recommend a stay at Barnsdale.

This is our second visit. The overall lodge and location are great for a base for the surrounding area. The view from the lodge (12) was stunning. Washing up liquid and cloths were provided.The unit was looking a bit tired. Carpet near the kitchen area needed a clean as it was full of marks. The settees were faded and lacked support in the seat cushions and the individual cushions for the settees/chair were very thin. The latter could be easily remedied. The units are apparently being refurbished and this has already started according to the operations manager. Bathrooms and space of the lodge was excellent. Heating is a problem in December and any cold weather as they have storage heaters. Sometimes it was too hot and occasionally cold. Altering the output will increase heat but then this uses up the stored heat for later. Additional electric heaters are in bedrooms and bathrooms. The cost of the heating for us was £52. We did not leave the immersion heater on as advised as there was plenty of hot water even if it took a 5 minutes to filter through.Also we barely used the electric heaters. Cost of electricity must therefore be solely for lights and storage heaters. Considering we were out all day it seemed a little expensive. Make sure you ask for directions to your unit as this information is not forthcoming and they are not easy to find in the dark. Our unit had no outside light on and no number on the door. We used the gym while we were there. The machines are quite old but functional and there were free weights. Unfortunately the gym floor and mats were dirty.

The apartment was spacious, well equipped and spotlessly clean. However the heating was by storage heaters in the lounge and convectors in the bedroom and kitchen. The storage heaters ran out of heat by mid afternoon and on what was one of the coldest weekends so far this winter we took to the bar and restaurant for warmth. Prior warning is given that you have to pay for the electricity but it still came as a shock with a bill for over £40 for 3 days. Not recommended for winter occupation.

This was our second visit to this resort. It is without doubt a very attractive place with well maintained grounds and facilities. Unfortunately the building in which we stayed had no wi-fi at all which we found very inconvenient, necessitating a walk in the rain to the main reception area. This was aggravated by an equally poor mobile signal. I believe wi-fi is promised for next year. Come on that will be 2020!

We had apartment 75 in the stable mews. it was clean and tidy and the kitchen was well stocked. The apartment was quite dark although bad weather didn't help this being a winter week. the heating being all electric and used sparingly cost us £39 for the week so beware any cold blooded mortals. The resort its self is very nice with beautiful outlooks towards the lake, and is well looked after. the pool and leisure area is very well equipped with a nice bar and restaurant which wasn't to expensive. We have been to Barnsdale before and have always found the staff friendly and helpful. In summation the only downside is the heating when the units are used in winter months perhaps a review in how much they charge would be helpful.

Barnsdale Hall and Country Club is an excellent resort in every way. It's situation in the heart of Rutland County with the picture book cottages in the surrounding villages, Stamford, Oakham and Uppingham close by, and the wonderful views over Rutland Water. Great facilities on site and cycling and walking from your door step. We cannot speak highly enough of this exchange.

Stayed in Lodge 19 near the edge of Rutland Water. A stunning location even in November. We have stayed here before and loved exploring the local area including excellent markets in nearby towns. My only criticism is that there is a hall cupboard which stores a vacuum sweeping brush etc but it no longer has any coat rail or coat hooks. If we had had set waterproof clothing there was no where to hang it to dry. Fortunately we had a relatively dry week after the first day. Electric storage heaters are fine if used carefully to heat the main room but bedrooms have separate convector heaters which are more expensive to use. A lovely break once again.

Barnsdale always lives up to expectations. Helpful staff who carried our luggage up the stairs to the first floor apartment. Beautifully kept grounds. Good leisure facilities. Very well equipped unit down to dishwasher tabs and salt/pepper and quality appliances in the kitchen. Much appreciated.

Barnsdale Hall is one of the 5 top resorts we have visited in over 30 years of Timeshare exchanges in UK and various countries in Europe, both in ambiance, of grounds, quality of units and breadth of facilities. We have now visited twice and may well return in the future

The carpets on the floors around the lodge were in a very bad state and badly marked through previous clients not respecting the need to remove outdoor shoes at the entrance. Sadly the cause was not the fault of Barnsdale but they are definitely left with the problem, given that there are light coloured carpets with black marks on them. I also felt that the lodge had the minimal necessary. But not up to previous years when there were toiletries in the bathrooms, etc. Also, in our lodge there had been some fresh painting done, of the outside balcony, but this was done poorly - only what was easily accessible had been repainted. The electricity bill of >30GBP was higher than I would've expected for being there 6 days (from saturday p.m. to friday very early). I am surprised that it is still not possible to get wifi in the lodge, only in the main reception and club areas. But apart from the carpets, the rest of the lodge was very clean, the reception was clear and efficient, the monday info meeting was indeed very informative, and with with no exception, the gardens were excellent, wherever I went on the estate. I have been to Barnsdale many times and will certainly go again. But be sure to have a car!

5th stay at Barnsdale, only 1 matter to raise, previously we have stayed at one of the houses or A-Frames, this time we were in an apartment in the main building, which was fine other than the fact that we had to carry our suitcase etc. up 48 steps on various staircases. There is no lift in the building and therefore no alternative way of reaching our accommodation. I have had a knee replacement, in the last couple of years and I an not great on stairs, and having to carry suitcases and large holdall was very difficult. I had enough of a problem get myself up to the apartment without the add items. I can not see that we were advised of this before booking or I would have not taken this option. Barnsdale is a lovely resort in a beautiful area but this did take the shine off our visit.

Nice resort, it is set on a steep hill so there are lots of steps to get between the resurant/leisure facilities and a lot of the accommodation. The unit itself was comfortable with a very well equipped kitchen. The only downside of the accommodation was that all the pillows where more like concrete blocks than pillows and there where no decent size glasses, the largest tumblers where about 250ml. The only other bad thing was the very poor wifi, had a reasonable signal where we where but it is not designed to be used by many people as in the evenings it became almost unusable due to being so slow so I had to swap to 4G, which I was pleasantly surprised about as we where quiet remote so I did not expect to get much in the way of a mobile phone reception, with technology the way it is now I find it very poor if a resort does not have wifi to a reasonable standard. You do need a car as the resort is in a lovely quiet location right on Rutland Water, the nearest shop must be close to 2 miles away. Plenty of interesting places to visit and great for walkers and cyclists with the resort having covered bike areas. Final thing worth mentioning is that the utility charge is reasonable, we got charged just over £10 compared to a place in Cornwall a few years ago that charged us almost £40 for the same length of time.

A nice little unit but not really suitable for four people. Limited hanging and drawer space for clothes and only one Pyrex casserole dish. Otherwise kitchen well equipped with plenty of utensils, dishwasher and washing machine. Lacked view of grounds or Rutland Water.

This is our 4th visit to Barnsdale which is a very well maintained resort set on Rutland Water. We stayed in Stable Mews. The entrance and our apartment had all been newly carpeted and all the furniture and sofas looked very new. Beautiful area to visit. Had a lovely day in Stamford. Friday is market day and well worth a visit. Lots of activities available around the lake and many nice towns to visit such as Oakham and Uppingham. Also close to Melton Mowbray. There is a theatre , the Core at Corby, which is only 30 minutes away. A good programme of shows so we booked a show before we came away which was excellent. Very cheap parking next to the theatre- 20 pence from 6pm to midnight. Can certainly recommend this resort.

Welcoming staff, spacious lodge with unusual layout. Walking and cycling availability for family is ideal. We liked the free use of facilities. A very good holiday experience and we shall try to exchange into the resort again.

We had apartment 44 which was up 1 floor in the lift then a short flight of stairs. The resort is extremely well run and very comfortable. We did not use the dishwasher and did very little cooking and we only paid £ 7 for electricity. We had to leave on the Thursday morning due to family problems The area has a lot of little villages. Stamford was bigger and was our favorite we ate in the garden room of The George Hotel which was very good. A special lunch of two courses for £32 but you really need to book as it was busy. Oakham has lots of places to eat. The market is small with good vegetable stall and a butchers for fresh produce. We did not eat at the resort and did see it was popular.

We stayed in Apartment 65 very spacious with good view. The only thing is you have about 65 steps to reach it on the third floor of the Hotel. We were a party of four all over seventy one with a walking stick but we soon got used to it. When we arrived we asked at check i n for help with our luggage and this was very readily given. Beautiful surroundings and well worth the visit.

Barnsdale is a fantastic location. We have been several times and we always look forward to our visits. Stunning views of the lake. Plenty of attractions in the area with marvellous walks. Apartment 77 is ok for 2 people but is dark inside and, unlike the other lodges, has no outside space apart from sitting in the grounds.

We had a lovely holiday at Barnsdale. The resort is set in a gorgeous spot overlooking Rutland Water. It is a good base for visiting all the pretty local villages and further afield into Lincolnshire and Leicestershire. We stayed in Stable Mews 74. Although the apartment itself is lovely it is quite dark with lights always having to be on. There is also no outside space solely for the apartment or views of Rutland Water itself. A major drawback of the apartment was the bed. It was the most uncomfortable mattress we have ever encountered on any of our exchange holidays! Unfortunately it would deter us from returning which is a shame as it is such a lovely resort.

We came to Barnsdale last year and absolutely loved it. So we returned this June and had another wonderful week (plus good weather). Our ground floor apartment was spacious and comfortable, the staff were very helpful and the grounds beautiful and immaculate! The only downside was lack of Wi-Fi anywhere except in some public areas. I find it unacceptable In this day and age when you can access it in most rural areas (we live in one), and all over Scotland. Please get it sorted! There is so much to do in the area we and we thought Burghley was superb (we spent the whole time in the magnificent grounds and gardens). Belvoir Castle is also well worth a visit.. There is plenty of ornithology and we enjoyed watching the Osprey nest on the webcam - this year was the first time 4 eggs hatched and survived. They were just about to fledge and fascinating to watch. Barnsdale Gardens are lovely and Just over the road. We do hope to come back next year. John and Rozanne, Lake District

A lovely apartment with excellent furniture and fittings and a very well equipped kitchen. The only downsides were that it has no outside space and that it's on the second floor with no lift. It would be useful to know this when deciding whether it is suitable.

Excellent resort and very easy to get to from Midlands. Staff are courteous and honored our request to upgrade us since our children were coming to visit us over the weekend with grandchildren. Would recommend this resort to nature loving guests. Plenty to do and enjoy the resort.

Lovely sojourn to a part of the country we'd not visited before. The apartment was very well equipped and we cooked all our meals here (the utility bill was just over £5 for the week and so we were very pleased). The pool and spa area was great and I indulged in a half hour session in the flotation tank and had a pedicure. Both experiences were luxurious and would highly recommend. As not feeling well we did very little - whiled away a few hours reading a book in Barnsdale gardens with our return ticket, trip to Melton Mowbray and a theatre excursion to see the Roses of Eyam at Stamford arts centre which was an excellent production. Would love to stay again.

Excellent accomodation at the Rutland Site. Accommodation was a one bedroom apartment which had everything required for our holiday. The only criticism we had was of the double bed.The double bed needed replacing as the mattress was rather lumpy as the springs could be felt. As the weather was very good, dry, sunny and hot we slept on the top of the bedding which gave some comfort. This information was left with the receptionist. The area around Rutland is outstanding whether cycling, which could be hired, water sports, Bird watching. Barnsdale Gardens and Cafe which was previously a location of the BBC Gardeners World programme and home of the late Geoff Hamilton is well worth a visit. Also very close by is the Rutland Falconry and Owl centre, well with a visit. Oakham Castle and the Rutland County Museum also well worth a visit We would not hesitate to recommend this site at Barnsdale Hall and Country Club as long as the Bed was replaced.

We stayed in a two bedroom villa for a week in May .It was v spacious and very well equipped.Be aware this resort has lots of steps. It was very convenient for visiting Rutland water and surrounding areas. Lots of quaint villages. There are however a couple of negatives. When we arrived and for most of our stay it was warm, The villa was very hot because of the storage radiators which are in the main living area. There are notices on them asking you not to switch them off. We spent any time we were in the villa with the patio doors open.! The bedroom heating was switched off. Our electric bill for one week was £51 which we thought was a little steep ( £12 of which was for the storage heaters,) as we were out most days. Another problem was the Wi fi which wasn’t working anywhere on the site for 36hrs! during our stay. You can’t get it in your villa anyway most days and we went to the leisure centre or reception to get it. However would we stop again you bet!

This is the fourth time we have been to Barnsdale, we only wish it was nearer to Somerset! It’s the best resort we have visited. The apartments/lodges are top quality and very well equipped, and most have superb views of the lake. The gardens are beautifully kept. We have been there during winter, autumn and spring and have never been disappointed. The staff are very helpful; the leisure centre is excellent with the largest pool I have seen in a timeshare resort. The only downside is that they have not yet managed to get WiFi in the lodges but it is available in the reception area and the bar and restaurant. I cannot recommend this resort highly enough!

We had apartment 57.. This was a very large ground floor 1 bed.. ample room for 4 people. only draw back was you did get some noise from the apartment upstairs. Utility fees were not as dear has expected reading other feed back.. £39 for a week and this included a daily paper delivered to your door each day.. The views are fantastic and we really enjoyed the visit. would return anytime. A car is needed as quiet hilly. The resort is just outside the town just that bit to far to stroll in.

Barnsdale is looking tired at the moment. Outside, paving slabs have become uneven, bordering on dangerous and, inside, carpets, particularly stair carpets, are threadbare in many places. The apartment itself was acceptable, although the beds were harder than the floors. I slept mostly on the sofa. The biggest redeeming factor was the staff who were smartly-dressed and helpful all the time.

Not our first sojourn at Barnsdale and, hopefully, this will not be our last. Standards for our five visits have been excellent, across the board. Current occupation scores now stand at Cottesmores - 3 / 'A' Frames - 2. Whilst the 'A' Frames benefit from being close to the Water, the Cottesmores, with their "upside-down" arrangement, steal the views. Once again, every detail was close to perfection from complementary Ringtons Tea Bags to Royal Doulton and Wedgwood China services. Add a sprinkling (actually 18, in three sizes) of crystal stemware glasses plus an enviable canteen of cutlery (full to the brim with knives, forks, spoons and many items fitting into the unsure category) and you have all the makings for a dinner party. So we did. Friends from the Potteries came to lunch. We used the fish knives/forks and strawberries followed. Magnificent. With two and a half bathrooms, three bedrooms and an upstairs lounge/dining room with well-stocked kitchen and views to die for, your possibilities are almost endless. The only, minor "downside" is that, if one sings the praises of a resort too much, one runs the risk of reducing one's chances of securing future exchanges. Oh well!

Good well presented resort in a good location. Lovely view of Rutland Water from appt 45. Bathroom and kitchen appear to have had a very recent refurbishment. Welcome meeting very interesting no reference to Timeshare sales, just useful local information. Heating a bit hit and miss, as is common with storage heaters. We stayed 5 days and were presented with a utility bill in excess of £32 which seemed a bit steep. Went to aqua aerobics in the pool which was good. Didn't eat in the resort at all. Would recommend this resort

Barnsdale Hall is set in a beautiful area and very well kept site. Our lodge was excellent with a stunning lake view and was extremely comfortable and well equipped . There are some oddities in accommodation in the light switching and water heating - hot water takes a very long time to reach basins and sink. The décor of the bar and restaurant whilst in good order are stylistically not up to the quality of the rest of estate. Restaurant food was very good but slightly on the high side in price. We arrived late in the afternoon and were given a warm welcome at reception. The site's facilities were explained to us, but we were here as a base for visiting some local attractions and are not interested in the spa or pool. The spa was not available over the weekend anyway (off-season?). The apartment was better than we had expected from some of the previous reviews having new furnishing and a new kitchen. It was clear that the adjoining properties were receiving a similar makeover. After unloading the car we went into nearby Oakham for supplies and returned to Barnsdale. The weather was foul outside so we stayed put for the evening and made use of the new kitchen. The following day (Sunday) was also not entirely suitable for outside activities so we visited a couple of National Trust properties. We found out that we needed to cut our break short and would need to return home on Monday, so our stay was limited to two nights. We checked out the next morning, £17 for electricity, and set off home. We did a tour of Rutland Water before heading home and on the way discussed our feelings about the place deciding that we would most likely visit again, but in warmer weather! This was because we found the type heating (electric storage heaters) meant that we needed extra heat in the evenings. No doubt the rooms were fine during the day but we were not there to stay in the room. There was also a large gap at the bottom of the french doors from the outside into the living room through which an icy blast was cooling things down for us. The bathroom was also cold with a small electrically heated towel rail providing warm towels but not much else and a wall-mounter fan heater which seemed to turn itself off after about three minutes. I slept reasonably well both nights but my wife found the mattress far too hard. Given that work was ongoing, we would expect that our criticisms will be addressed soon. In which case we would be happy to return.

We stayed in Penthouse Apartment no 45. This is a lovely spacious apartment, the only downfall is the floors are very creaky. Not just in the living areas but also in the bedrooms. I wouldn't like to have been staying in any of the rooms below. There was a couple of things we needed to report to the reception but these were all dealt with very quickly and we found all the reception staff and maintenance staff very helpful and polite. Just one other point, we have also stayed in Penthouse 44 previously and this does have the better view. You still have a view from 45 but not as nice as the view from 44. All in all we had a lovely stay.

Despite poor weather we had a lovely time. We were lucky enough to have an apartment in the main hotel which was very comfortable. We ate out most of the time and the staff in the restaurant were very friendly. Food was generally of a good standard. Barnsdale is so well situated for places to visit. I do wish there was a book in the accommodation outlining such visits, recommending places when the weather is poor. We look forward to visiting again.

The property (lodge 7) was in a good location with views over Rutland Water and beyond,however it looked tired inside.There was only electricity-no gas.The master bedroom window didn't close properly and we had a gale blowing in the room which was cold.The living area upstairs was very warm with three electric storage heaters going all the time.There were notes on all of them not to adjust or switch off,but you lost all the heat as soon as you opened the patio door. There was no wifi in the lodge-you had to go to the main buildings to get free wifi which was rather inconvenient and disappointing in this modern day.The leisure facilities were ok-we used the squash courts several times. The pool,however was a bit local authorityish and had swimming lessons weekdays from 16:00-18:00 which left it a bit crammed for anyone wishing to swim.The sauna and steam room worked well but were very small.The area was a bit dated. We had a good break but the weather was wet and windy and because of the time of year the cafes around the lake were mostly closed. The local towns were good for shopping and wandering around for a few hours, The Barnsdale Gardens were about half a mile away and well worth a visit (they had an open cafe!!!) Oakham Castle was interesting and Stamford well worth a day out. On checking out we had a £41 electricity bill to pay!!!

Unit needed a face lift, quite old fashioned. Unit advertised as maximum occupancy four but there was one double bed and two settees in the lounge, a three seater and a two seater. Very disappointing, one adult had to sleep on the three seater. Economy seven heating, terrible. Cost over £40 for the week Lovely area but would not return to these time shares

One of the best resorts we’ve been to. Not only is it situated in a beautiful place the actual resort was lovely, clean, well maintained and resourced. Could have had more local info available re the wildlife area and couldn’t find anything on the beauty and spa in the resort book which would have helped . Food excellent in bar although service a little slow as often packed up there . Views and area fabulous . Definitely one to return to

Barnsdale Hall is a lovely resort situated on Rutland Water with good walks, cycling and bird watching, our 3 bed unit (lodge 2) was well situated near the swimming pool and restaurant, the unit could do with new carpets and was rather odd in having three toilets all downstairs with one of the bedrooms upstairs. We had a great time but the weather was cold (February) and the heating is with electric storage heating which are expensive (£40) for the week. The pool and spa are excellent and we used the gym a couple of times, the bar and restaurant were rather pricey and drinks were expensive. All in all a lovely place

1. The small ground floor bedroom was so small that the draws of a dressing table could not be opened nor were we able to sit in front of the mirror. The door to the room could not be fully opened as one of the beds impeded it. The beds themselves were very comfortable. 2. Too man lights were on the same on-off switch and therefore had to be on for an unnecessarily long time which added to the electricity bill at the end of the week. 3.There was a draught through the patio window in the lounge which was more noticeable due to the high winds we experienced during our stay. 4. The electricity bill we were presented with at the end of the week seemed excessively high although we were given a copy of the meter readings (only after asking for one) 5. Anyone reading about the facilities available in these lodges in the grounds of Barnsdale Hall should be made aware that although they are on the ground floor of the lodge, the lodge itself IS NOT SUITABLE FOR THE INFIRM as there are steep pathways and steps leading to the lodges and are certainly NOT wheelchair friendly. The position of the lodge in relation to Rutland Water meant that the views were wonderful. The historical towns of Stamford and Oakham were close by with Uppingham and Melton Mowbray being slightly further away

This is a lovely resort in a beautiful location and the grounds are very well kept. The “welcome meeting” was a delight to attend as, for the first time that we have experienced in over 30 years of timeshare ownership, it was not a sales pitch - so refreshing- but a genuine introduction to the tourism delights of the resort and the local area; and there are many such delights. A great place for wildlife and birds and the local towns and villages are also very interesting. The only downside for our stay was the time of year; it had been very cold and the lodge was cold and damp, including the bedding, when we took it over. The management did provide an extra portable heater but it took 48 hours to dry and air the place and an electric bill of nearly £70 for a week with just two of us, in one heated bedroom, is the most we have ever paid anywhere in the world. I only hope that when the lodge is next used it benefits from the drying out and airing that it got! We would recommend a visit to both the resort and the area but especially to Banrnsdale Gardens, which are just 1.5 miles north of the resort: previously a location of the BBC Gardeners World programme and home of the late Geoff Hamilton and his family. It is still run by Geoff’s son Nick and he and the staff are very welcoming and friendly. A greatly enjoyable visit but beware of the very high cost of heating if visiting in the winter or in cold weather!

On arrival we were disappointed at how cold the lodge was. All heating is electric and the bathroom relies on a heated towel rail or a fan heater above the door (unfortunately my wife couldn't reach to switch this on). There was also No extraction fan, so everything steamed up. The furnishings were a little tired. The dining room chairs were grubby. There was no wi fi either in the lodge, although you could get it elsewhere on the complex. Having said all of the above: We were happy with the accommodation and we had a well earned rest. We did have a problem with a kitchen implement and upon reporting it, housekeeping were very quick to respond. I would certainly recommend this resort.

January 27th - February 3rd: Excellent week in Burley 23. The property grounds are stunning and the view from our lodge lounge was spectacular. The lodge was very well equipped just missing a freezer, although as the lovely market town of Oakham was only about 4 miles away we were happy to drive there most days to buy provisions. We were there on an extremely cold week but the property was lovely and warm. although we did pay for this - the electricity bill was £99.99 for the week. The Monday morning briefing was excellent giving us lots of detail about the surrounding area. There was much to see within striking distance and excellent walking straight from the site. There was no wifi in the unit which will be a blessing for a few but we missed it. There was free wifi in the public areas of the complex, but as we tended to be out all day and happy to stay in our cozy lodge after dark we didn't sample this to find out how good it was. We will definitely return to this lovely property.

Fabulous views over Rutland water and very well kept grounds from the Lodge. The only problem was how to deal with rubbish disposal. There were plenty of blue bins around the resort which you would think were for recycling, however the receptionist to us these were for general waste and try as we might we could not find any general waste points. The receptionists didn’t speak Much English so it’s possible something was lost in translation but we were not the only ones confused. It’s so important to make sure we recycle everything possible and we were very disappointed by the resorts lack of responsibility on this front. They need to provide clear instructions.

We stayed in a Burley lodge no 26 which sleeps 6. It had one double bedroom with en suite bathroom. A further double bedroom with single beds and then 2 tiny areas in the eves with a single bed in each which we didn’t use but would be ideal for children. The unit also has a further family bathroom and a further single toilet. The bed areas in the eves had a sink each. The unit was nice and warm on our arrival and is heated by storage heaters. There are 3 which are on permanently in the main open plan/kitchen/sitting room area. An additional storage heater is in the hallway. In each of the bedrooms were individual heaters which we put on just before we went to bed and then switched off in the day. Each bathroom has a towel rail and we did the same with them. I have detailed the heating as it was January. Our final bill for the week was £57 which gives you an idea of the costs etc. The unit was well appointed, lovely and clean and the bathrooms refurbished. The kitchen was well appointed and it had some lovely crystal glasses and even a separate canteen of cutlery in a box . We were very impressed with the unit and would recommend. Lots of great things to do in the area and of course lots of facilities at Barnsdale itself like the leisure centre and spa. The staff were really good and it has been one of the better exchanges we have taken. We had a lovely week, were not cold and would return.

The unit was cold on arrival. Heating expensive, inefficient and inadequate! The master bedroom in unit 18 has one small expensive electric heater which is totally overwhelmed by the cubic capacity of the room, whilst the bathroom only has again an expensive blow heater and an expensive electric heated towel rail! Unbelievable that accommodation with so much hype about its facilities it does not have wifi in accommodation! Parking spaces are too narrow! The initial feel for Barnsdale having read all the notices about charging for this and that was - how many times can Barnsdale get their hands in your wallet! All in all a great pity as the location and the grounds are superb

A good unit but the carpet was badly stained and the double bed needed replacing, the mattress was rather lumpy. Unit 7 and some of the others have steep slopes to go down to the units so you should be aware of that. The site was kept excellent and the views are beautiful with orange sunsets. The area is charming with old world villages and impressive buildings in Grantham and Stamford which take you back to Bronte days.

This was an exchange week and we stayed in Penthouse Apartment no.44. We were very pleased with the apartment which is spacious, comfortably furnished and well equipped for self catering and has a south facing balcony with superb views over Rutland Water. Bedrooms are also spacious and well furnished. The only negative was the "creaky floorboards" which were a bit annoying at times. This was our second visit to Barnsdale and on both occasions we have found the complex very clean, tidy and well maintained. It is an ideal location those who enjoy walking, cycling or water based activities but also has plenty of places to visit in the surrounding area.

For three nights there was a problem with the off-peak power following the clock change. We only had normal power for heating which is charged at a higher rate. Barnsdale is an attractive resort and the A frame lodges with which it is associated are generally well located with a view of Rutland Water. We were located in a unit in the main hotel building - Lyndon 65 which was wholly inadequate and well below the standard we would expect of timeshare accommodation. The unit had a small and dark living space with uncomfortable furnishings, no views, outdated heating system, (night storage heaters) unpleasant aroma, inadequate car parking, accessed via 2 flights of stairs. We left 2 days early having had a thoroughly disappointing stay. Our advice would be, if exchanging into Barnsdale, check on Unit number and only accept if an A frame lodge.

Unit 74 was in the old Stable Block, up a steepish staircase. It was dark - electric lights needed most of the time. Sitting /living room window overlooked the old stable yard and the units opposite with no view of the water unless one craned one's neck. Great location with nice views, superbly kept gardens and lovely walks around the lake. The swimming pool is manned by a life-guard, is warm, with saunas en whirlpool, so is really nice and safe for kids. Barnsdale has excellent facilities, the reception is manned for 24hours and sits is in a lovely location in the middle of the UK. This makes it great for visiting villages, cities, museums, hills and anything interesting to do with England. This is our 4th visit, this time including several visits to the Barnsdale Gardens as it was nice weather and because Lodge users may access these gardens daily! ;-) We can highly recommend BarnsdaleHall and its Country Club.

This is an excellent location with lodges on a slope offering beautiful views of Rutland Water. The accommodation is first class and facilities at the resort are of a high quality. The overall site is quite hilly but all facilities at all levels can be accessed easily using a car. Lodge 20 that we were allocated though has a quite steep 40-50yd path from the parking space that some might find difficult. Other lodges would seem to be less of an issue. Overall highly recommended.

We had a lodge with a wonderful view overlooking Rutland Water. The weather was exceptional for late September and the sunsets were beautiful. We didn't really use the facilities as we prefer self-catering, and we did intend to use the swimming pool (which looked lovely), but instead we took advantage of the great weather and explored the local area, including Rutland Water itself. Too !ate for the ospreys which had left for Africa, unfortunately. However we visited attractive local towns (Oakham, Stamford, and Melton Mowbray for the famous pies), and went to Rockingham Castle, Burgley House and Barnsdale Gardens.

This is a first rate timeshare resort. Heating costs could be a problem if the weather was cold. WiFi not available in lodges which is a big minus point today. Resort’s lease expires in 2028 so could be a problem nearer the lease expiry for timshare owners, but they were aware of his when they originally bought.

Excellent resort and room, only marred by storage heaters being the mode of heating. So these old style units are not controllable for changeable Autumn weather. The units were on when we arrived and reception control the units from their office. So we had 2 hot days and evenings in our rooms when we really didn't want any output. The unit had very shallow soup bowls which had to be used at breakfast for cereal. They were not suitable. The double mattress was very hard. I realise that is personal choice, but we choose firm mattresses ourselves but never as firm as this.

The apartment was very nice. Beds a bit hard but still comfortable. Would have been better for us to have the option of two twin bedded rooms rather than having one as a double. Meant we had to use sofabed - the most uncomfortable we have ever had. Only other comment is that it’s a false economy to only provide 4 toilet rolls in a unit that is supposed to sleep 6. It makes a bad impression that we will remember far longer than the good things.

As always, everything about Barnsdale Hall was first class. The staff, no matter what their function, were always helpful and on hand when needed. Special mention must be made of those frequently unsung workers, the ground staff. Despite the high winds of last week they kept the whole estate in near perfect condition. Well done the boys!

Please be aware before you book your time at this resort that the accommodation that is offered is what you expect. We booked a one bedroomed apartment and were really disappointed with the tiny first floor room in the Stable Mews. The apartment was very claustrophobic. The weather was warm and the apartment was stifling. There is no balcony or outside space and no way to circulate any air. The bedroom window looked out onto the back wall of another unit and the view from the lounge was of the drive. Nothing like the pictures shown. The unit has been refurbished with good quality furnishings and appliance apart from the mattress. The most uncomfortable bed ever. As we turned in our sleep we were constantly waking each other up as the springs boinged and banged with each movement. We reported a bad smell in the kitchen area. It took 24 hours for a cleaner to come and put a squirt of bleach down the kitchen sink which did nothing to cure the smell. We reported it again the following day and a note was through our door to say the problem had been rectified whilst we were out.......the smell was still there. We were so uncomfortable in this tiny smelly apartment we packed up and left! Although when we arrived we were dealt with by the hotel reception when we checked out and explained why we were leaving early we were informed that they were not responsible for the time share units but they would pass a message on! Rutland water is beautiful and the surrounding villages well worth a visit. Just check what accommodation you are getting.

Upstairs not suitable for infirm or overweight people. Very narrow staircase, and the beds are not long enough for tall people. We liked the chalet, and our guest who is fairly tall coped with the short bed. Probably more suitable for children. So our comment would be that guests should be informed when these units are offered. We did put 'fair' for the quality of the unit on the resort questionnaire as the upstairs carpet was a little worn, and attention was required to other areas like the verandah. However we were comfortable and enjoyed our week as we did on a previous visit. Would certainly go again.

I love Barnsdale Hall. As the weather was so hot while I was there I did not use the beauty spa this year but got out on the water on the Rutland Belle. Had a lovely time with a slight breeze which made it even better. Refreshments available on board - they make a good cup of tea. Barnsdale is an ideal centre for days out - down to Stamford on Friday for their excellent street market / farmers market or Burley House and Gardens. Further afield go to Melton Mobray, Peterborough or drive round Rutland Water and visit all the local attractions. The resteraunt menu is very good as is the snack menu in the bar. All the staff are very friendly and I was very grateful for the help from Reception when I arrived to take my luggage up stairs to Apt 65. If you are in this apartment please be aware there are two flights to climb, a total of nearly 50 stairs. It is a lovely apartment with excellent views but the stairs can be exhausting at the end of a hot day out. This was my fourth visit and I will be going again.

Issues with unit accommodation were: Ant infestation, staff put ant powder outside property but I had to purchase ant spray and deal with the insects inside the unit. Upstairs mattress was urine stained. It had been cleaned but it should have been destroyed. Sofas had a fair amount of food, rubbish, fluff etc under the cushions. Cleaning should be more thorough. Issues with electronic key. Had to be reprogrammed multiple times throughout week. Ariels for TV need sorted, half the freeview channels were unavailable due to poor reception on lounge TV but were all available in the bedroom? However, overall I was pleased with the unit, resort and staff. Minor issues to be looked at to get 'excellent' for all the questions in this review.

We were pleasantly surprised with Barnsdale. Our chalet overlooked Rutland Water and had super views. The grounds were well-maintained. The Barnsdale whole area has plenty of sight-seeing interest so there was never a boring moment. The times we just wanted to 'chill out' we could sit outside our chalet and gaze at the lake. Barnsdale is a lovely complex with views across Rutland Water. The grounds are spacious, albeit the gardening tended to consist of 'cut and chop' rather than 'weed and nurture'. Swimming, bowling, pitch and putt and crazy golf are all free and excellent. The restaurant is good - Sunday lunch was excellent - but pricey and they could do with more theme nights. Breakfast, at £12.50 after discount was average and overpriced (and you paid extra for cold meat, cheese and porridge!!!) - not up to Beefeater standard! Most lodges are spread out with views over the water. Unfortunately this time we were in the mews/stables block, in a first floor apartment with no views and no outside space. It was probably the smallest unit (one bed for 2). However it had been renovated recently and the furnishings were very good. There was a dishwasher and a washer/drier. Two quibbles: the bed was new but the mattress was old and worn (original one?); and there wasn't enough crockery (only 2 mugs and minute cups)… Finally...unlike most timeshares they didn't rip you off for electricity (we paid about £7 for a June week)… We shall certainly return.

There were three flights before we reached our apartment carrying suitcases etc and for anyone with a mobility problem this would not have been possible. Apartment 76 in courtyard 2 bedrooms but only one bathroom, would be ok for a family but perhaps not suitable for a party of 4 adults. Stairs to the apartment quite steep and not suitable if you have a mobility problem. A lovely view overlooking Rutland Water facilities on site very good but restaurant a bit expensive, plenty of pubs locally with excellent food. Barnsdale Gardens,Oakham,Melton Mowbury well worth a visit especially on market day. Would certainly go back.

This is a beautiful resort situated on the edge of Rutland Water. The grounds are extensive and well kept. It has a variety of accommodation and sizes of apartments and lodges. It offers a great variety of activites such as walking, cycling, bird watching and photographic opportunities. Whitewell is only a short walk from the resort, and from there you can catch the Rutland Belle to take you on a short cruise around the reservoir. Also nearby is the Hambleton Bakery which sells delicious pies and cakes, and the Barnsdale Gardens. From the main road you can take a bus to nearby Stamford and Oakham. A visit to Oakham Castle is a must and also the Friday market in Stamford. We have now had three holidays in Barnsdale and we will certainly go again.

We stayed in a penthouse apartment, room 44, on the second floor which was amazing, it had everything you could wish for, a fridge, oven, hob, even a dishwasher, washing machine although we didn't use the last two items. You need to be mobile to get up there as the lift only goes to the first floor and they're are 16 stairs to climb, not easy with luggage. Heating if you should need it is supplied by night storage heaters, but be aware you will be charged for all electricity used whilst enjoying your stay. The spacious two bedroomed apartment also has a wonderful view both from the huge lounge windows and out on the balcony overlooking Rutland Water and the surrounding countryside. We did not use the leisure facilities pool or spa, or indeed the bar, or restaurant so can't comment. We spent our week exploring the locality including the lovely Barnsdale Gardens, The Rutland Museum and Castle in Oakham which is a lovely town. We also drove to Grantham and Melton Mowbray, both towns are worth a visit, as well as all the pretty villages around Rutland. All in all we had a marvellous week in this self catering apartment, the only downside was the awful wet weather, while the week before had been marvellous. We would recommend Barnsdale Hall & Country Club as an exchange week to all members or even a bonus week if you can get one.

We've stayed at Barnsdale Hall several times as we like the location for being able to visit lots of interesting places. This was our first stay in the main hall and we were very impressed with the large one bedroomed apartment. We can't fault the accommodation or location but the weather was dreadful which prevented us from visiting all the outdoor places we'd expected to be able to enjoy in April! Highly recommended.

The accommodation was very good. We did have an issue with the storage heaters making the lounge area far too hot and we had to open the patio doors to cool off! As we were not allowed to adjust these ourselves we had to wait for maintenance to adjust them for us. If you are thinking of going I would recommend this site, but would advise you to bring your own kitchen knives as those supplied were very blunt. The maintenance staff did replace them, but still not very sharp! Staff very helpful and meal in the bar very good. Kitchen appliances were all up market and spotless. In our lodge the third bedroom was upstairs and the nearest toilet was downstairs, which could prove inconvenient for some groups. Certainly not suitable for people who cannot manage stairs as sitting room, kitchen and one bedroom upstairs and two beds, bathrooms, etc downstairs. Very peaceful and the views across the lake beautiful.

Stayed at Barnsdale Hall 10/3/18 to 17/3/18. Very enjoyable stay. Lodge was very comfortable with beautiful view of Rutland Water. Plenty of wildlife running around. We had two ducks tapping on our patio doors every morning and at any time of the day rabbits and squirrels on the lawns. Pool, sauna and jaccuzzi very nice with options to join in any other classes available for the week via the gym. Lovely walks around Rutland Water and the market towns of Oakham, Uppingham,Stamford and Melton Mobray all within driving distance. overall very relaxing stay .

Lodge 12 was in a beautiful location near the waters edge, in beautiful landscaped gardens. It was heated by storage heaters which kept the open plan living area nice and cosy during the day but cold in the evening. Unfortunately, most people are out and about during the day. The bedrooms were heated by a very small, wall mounted heater which we had to pay for the use of. However, it didn't really give out enough heat to warm the ensuite bedroom.

We love staying at Barnsdale. Such a relaxing week spent in lovely well equipped lodges. Daily sessions in the gym or swimming pool with fun times spent at crazy golf and table tennis. Visited Oakham, Stamford, Peterborough, Melton and leister as well as local walks around Rutland Water. Can't wait to visit again!

We Stayed in an "A" frame lodge. The lounge views and space are great. The "A"lodges tend to be a little cold in cold weather. The main bathroom is very cold, condensation runs down the wall and the Window sills were loose. The bathroom need refitting urgently! Bedroom radio would not tune in and was damaged. The bedroom TV had very poor reception and was unwatchable. We stayed in a lodge about 3 years, the TV was out of date then. We reported it, they tried to improve reception but could not. WiFi was not available in the lodge. The food prices in the bar and restaurant tend to be high. However, you don't have to travel far to get better value for your money Over all It is a great place to stay with lots to do locally. Take a 20-mile cycle ride around the lake reasonably flat, in places it can be a little muddy when wet. There is cycle hire place around the lake. This was are 4th Visit, we certainly plan to stay again

Unfortunately our apartment was VERY cold. We reported this to management and the duty manager came and explained how the 3 storage heaters worked, this was on the Monday. We complained again on the Thursday as we were still finding the lounge still very cold. After wrapping ourselves in rugs and the spare duvet we felt that enough was enough, and we left for home on the Friday morning. We did re-iterate our complaint when we checked out and we refused to pay the electricity charge. I thought that I would mention this for other guests staying in this apartment in the future. Stayed in mews 55 and came home after 3 nights, actually was going to leave after one night but travelled 4 hours to get there so stuck it out, the unit was a I bed for 4 but to be honest you wouldn’t get 4 persons in it. The unit was clean and the kitchen looked new but we could hear every thing the people upstairs were saying and even switches going on and off and it sounded like they were in our unit (not their fault as I imagine this was the same for them) the bed has to be the worst bed I have ever slept in and the pillows were like bricks I didn’t sleep at all, it was so hard and uncomfortable, as for the heating !!! storage heaters that just didn’t work, felt like a punishment not a holiday I can honestly say we would never go back here again.

Another most enjoyable stay in Burley lodge 28. It was snowing when we arrived and it took a while to get the lodge warm as I am not sure how much the storage heaters had been charged up the night before we arrived. However we adjusted them and were warm for the rest of the week. We found the convector heaters in the bedrooms very effective but the bathrooms were cold with only a small fan heater. We used the spa facilities and excellent discounts for certain treatments during our week. Lots to do around the area even in poor weather. Stamford and Oakham are interesting towns worth exploring. We shall certainly return if we can.

Excellent location overlooking Rutland Water. Attractive design of chalet. Parking right outside. Very well-equipped lodge with a full range of onsite facilities. Very near to Oakham and also fairly near to Stamford, both well-worth a visit. The night storage heating system worked very well in the lounge and hall. However, we stayed during a very cold spell of weather and found the heating inadequate in the master bedroom and bathrooms. The ensuite bathroom had just a heated towel rail and an old fan heater. The master bedroom had a small convection heater. I feel heating of the bedroom and bathrooms should be upgraded, though obviously not a problem for visitors in the warmer months.

Ha habido tres aspectos que considero que deben mejorar bastante. 1- El más deficiente: los colchones, tanto de la habitación y sobre todo del sofa-cama de la sala son muy, muy, muy malos, deben de cambiarse urgentemente. 2- El apartamento no dispone de WIFI inexplicablemente en el año 2018. 3- No hubo limpieza del apartamento ningún día de nuestra estancia (siempre se ha limpiado como mínimo una vez a mitad de semana en los muchos apartamentos que hemos disfrutado). An excellent lodge overlooking the lake. Picture postcard with the snow. We stayed in Burley 23 which had recently had new bathrooms fitted. Heating is storage heaters which didn't give out enough heat on a night when really cold but on a morning the lounge was too warm. Excellent location for visiting different villages. Pool and gym were a great asset. Take an old pound coin for lockers. whole resort is in beautiful grassed areas. Plenty of walking places and good pubs for food. We will definitely go again.

Apartment at top of main old building with a few stairs to access. Single glazed windows, being an older building, does not assist heat retention so, as would be expected in December with snow on the ground (which made the site very pretty although slippy) was poor hence heating/electricty bill high. As usual with self-catering establishments, all available cupboards in the kitchen were taken up with hardware leaving no real space for food items bar the fridge and surfaces. However happy holiday was had.

We found Barnsdale to be an attractive and well run resort. Our lodge had a floor to ceiling windows overlooking Rutland Water so we could sit on the sofa and watch the sun-set, and also see ducks, squirrels and plenty of birds. The main room in our lodge only had storage heaters which were not adequate at this time of year, fortunately we had read reviews from DAE members who had been before and we took our own convector heaters, which were definitely needed in the cold weather. The swimming pool was nice and warm and well run. We enjoyed walks around Rutland Water and the surrounding countryside and found some good pubs and cafes for lunches out.

We enjoyed our stay at Barnsdale and would go there again. The facilities are good. Only had a slight problem mastering the technique for getting into the changing room area. Nice large pool and able join in the aquaerobic classes on two days with other classses available too. The apartment was well set out - our only problem here was that it was cold & difficult to heat with the storage heaters! We thought that cost was quite high! Not able to recycle glass etc, very easily either! Views from the resort were lovely and there is planty of walking in the area and plenty to see, moreso in the summer when a number of NT and English Heritage properties would be opne. Oakham, Uppingham, Stamford are beautiful for wandering around as too is Melton Mowbray when you searching for the original pork pie shop!

We like this resort and it is well located for lots of interesting places to visit. This was our third visit and we've got a week booked for 2018. This was our first stay in a two bedroom chalet rather than a one bed apartment and we loved it. Spacious and comfortable with great views. The only disadvantage is not having wifi in the chalet. I do a lot of family history and other research for articles etc and normally do this early morning and late evenings so miss being able to do it when away.

We exchanged one of our timeshare periods for a week at this hotel and were accommodated in a ground floor suite in the Stable Mews. The check in at reception was handled quickly and efficiently by a very friendly member of staff. The apartment overlooked Rutland Water and had a dedicated parking space nearby. We had everything we needed for our self-catering stay. The kitchen was equipped with Neff appliances including a dishwasher and clothes washing machine/dryer. There are two bedrooms and a shared bathroom with a large lounge. Heating is by very efficient night storage units in the lounge and kitchen – wall mounted convector units in the other rooms. The nearby leisure club was available to us and in particular we enjoyed the 22m swimming pool, sauna and swimming pool. A full range of spa treatments are available in addition to a fully equipped gym. We did not use the restaurant so cannot offer any opinion on this facility although the self-service breakfast looked very inviting as did the bar meals. The bar was comfortable and I enjoyed sampling the one proper beer on offer – a superb pint of bitter brewed by the Oakham based Grainstore Brewery. Electricity is chargeable and usage is paid for on departure. This is an excellent location for a relaxing vacation with the attractions of Rutland Water being a few minutes away and the lovely towns of Melton Mowbray, Oakham and Stamford being easily accessible by car. A blissful holiday which was wonderfully enjoyable for us both.

The only real improvement I would like to see at Barnsdale is with the heating in the units. The old fashioned storage units are not user friendly. Something more modern and controllable especially in the winter months would be appropriate. But the rest of resort is very good and a nice place to be.

A week away from it all was just what we needed and the siting of our lodge Burley 28 was excellent with glimpses of Rutland Water and the peninsular. It would have been even better if we could have had access to wi fi as being self employed I did need to access the internet in response to customer enquiries on an ad hoc basis and I could not do this without going up to Reception which was really inconvenient. Let's hope that the management committee can be convinced to add this feature in the near future. Our lodge was spacious but was not good for spider haters - we used the hoover on the blinds to clear the cobwebs and dead insects! The bathrooms were clean although some would say dated - but who doesn't like to be transported back to 1980 occasionally. I was a little alarmed when we entered the lodge as the entire storage heating system had been set to the maximum setting and we had to open the doors and windows in order to release the heat - perhaps a more moderate setting could be chosen in future. I was disappointed that our friend had an uncomfortable nights sleep though as the single beds were extremely low and uncomfortable perhaps they should be replaced as they have obviously had a lot of use. The linen was clean and the cooking facilities were good - we even worked out how to use the microwave for our porridge in the morning. However who ever designed the siting of the light switches must have been having a laugh who turns the kitchen and living room lights on from the hall corridor when it is so far away ? We enjoyed doing our step aerobics in order to gain our tokens for the swimming pool area and hope that a new system is found for using the lockers now that the new coins are in use. The temperature recording was somewhat inaccurate and the changing rooms could have done with an occasional sweep round but it was nice to use a decent sized pool.Overall a relaxing stay and we wouldn't mind returning in future

The double bed in the lodge (No 1) was very hard as the mattress was on a board. Although there were three toilets on the ground floor there was none on the first floor which for people with limited mobility was an issue. However the lodge was very comfortable and the views were delightful.

We stayed in Lyndham 65 which was at the top of the main building and as there is no lift we had to climb 47 steps to the front door. The unit itself was well appointed, the only drawdrack is that there were steep steps from the main bedroom to the hall and you literally had to come down them sideways holding on to the door frame. As you open the bedroom door from the bedroom, the door opens outwards and you step straight down. into the hall. Not good if your balance is not good. Also steps up to second bedroom from hall. But overall we thoroughly enjoyed ourselves and intend going again.

Have been to Barnsdale many times in different sized units. This was the smallest one being one bedroom only sleeping 2. Bedroom quite small. standard size bed. Tight for space on one side by the wall. Kitchen compact with all that you need though not a lot of cupboard space for food.Dining table had two chairs and a bench which was too high to sit on to eat unless you are a dwarf. Could maybe reduce that and the table size and make room for a little two seater sofa and one armchair instead of just 2 armchairs. We still enjoyed our stay . Barnsdale is lovely but would request something a bit larger next time.But the apartment was clean and cosy

This was our 3rd Exchange into Barnsdale and again it was excellent, our Lodge No.21 overlooked Rutland Water very peaceful and quiet. The unit was excellent most of the kitchen white goods had never been used and everything worked fine. The grounds were maintained to a high standard and the Staff very helpful. We love the area, Rutland is so clean, all the verges and hedges cut and very little litter. We look forward to our next visit.

"Penthouse App't. 45" is delightful & provided a lovely weeks holiday break. The Swimming Pool & associated leisure facilities is certainly adequate 'though access is, in our view, unnecessarily 'controlled' ( and we did encounter 1 young member of staff who, surprisingly, was arrogant to the point of rudeness as we entered the Spa ). The landscaped grounds are well maintained & lovely. A few more seats in the garden areas, for the benefit of the less mobile [ &/or those who simply want to enjoy the views ], would be an advantage.

We stayed in #45 located on the second floor in Oakham House,the building behind the main hotel. Having read a review about having to climb 16 steps to #45, we called the hotel 2 days prior to arrival to ascertain assessability to Apt 45 and were assure that there was a lift that took guests right up to the Apartment level. On arrival, Reception again confirmed that there was a lift and access was to the level of the apartment. On arriving the building. We got into the small lift BUT it only took us to the first floor and indeed we had to climb 16 steps carrying our luggage up to the apartment. We informed Reception the next day of their misinformation but we got the distinct impression that the policy is not to be too transparent about accessability . So please BE AWARE when next booking this apartment. The Front Office staff should be honest and offer guests the assistance of a Porter to help carry luggage up the 16 steps. The apartment was very clean,spacious and bright. The kitchen offered a good selection of utencils etc. The electricity charge was not expensive but in the Winter when electric radiators have to be used, I expect the charges could be high. The scenery from the balcony is amasing but you had to stand up to appreciate it. Once sitting on a chair the brick wall sadly blocks the view. The health facilities, pool, steam room were all great and the gardens were very well maintained. It was good to have a dishwasher,and guests are requested not to put glasses in. We were happy to co-operate but when washing up, a wine glass was broken and while we expected to pay for the breakage, it was a bit of a cheek to be charged £3.25 for an ordinary wine glass - making a profit on breakages is not welcoming. I left a voice mail message with the membership liason officer but he did not return our call We had a lovely peaceful and comfortable week though and would recommend Barnsdale Lodge.

The resort is situated in a great position overlooking Rutland Water and gives the air of spaciousness, the lodges being well apart from each other. There is also ample parking. Facilities are good although the restaurant and bar are a little on the expensive side. The greens on the pitch and putt course are poor but the course itself is well laid out. To anyone who likes cycling, this resort is ideal with many off road tracks. We thoroughly enjoyed our stay and would be happy to return.

Stayed in apartment 64 in the hotel, sleeps 4, 1 bedroom. Beautiful views from lounge / dining area overlooking the garden and Rutland Water in the distance. Very comfortable overall, but sofa bed not good for 7 nights!. Take your own toilet rolls with you though, as only the first 2 are complimentary (this is the first time this has happened in all of our 30 years timeshare exchanges!). Would definitely go back again.

Unit 77 in Stable Mews was rather dark due to small windows (converted front historic stables) it was a one bedroomed unit and would have been cramped if there were 4 people sharing. We had good warm weather and were dismayed to find that the duvets were 13.5 tog with no lighter alternative Available. Rutland water is a beautiful area to explore with plenty to do.

Stayed for a week in penthouse apartment 45, the accommodation was a 2bed sleep 6, comprising a spacious double with en-suite and a good sized twin. The furnishings and appliances were very modern and all rooms tastefully decorated and very clean. The view from the balcony afforded great views of the grounds and Rutland water, on most evening's we saw buzzards and red kites circling above which was awesome, the only downside was the height of the balcony wall which was to high to see over when seated. Overall we had a brilliant time, making use of the swimming pool, crazy golf and pitch and putt. The location is great for walking, cycling, fishing and birdwatching. This was our third time staying here and are looking forward to our next visit.

What a beautiful place Barnsdale hall is we had a lodge for a week and the lodge was excellent the facilities at the hall were excellent the position of the whole area was excellent The lodge had 3 bedrooms 3 toilets 2 verandas modern kitchen and large dining area and lounge To top that you had your own pRking space The only criticism was the Veranda which looked out over the lake could've been cleaned a lot better as there was cobwebs spiders and everything on it but nothing else Would recommend this to all Terry McClenahan

Apartment 65 - Having been warned by DAE staff that our apartment was upstairs; unsuitable for those with walking difficulties & that there was no lift - we still did not expect the 48 steps (over 5 flights) to what at one time had been the staff accommodation in the attics! We asked reception for a swap - but sadly nothing was available. In hot summer temperatures of 25 degrees + there were no fans; no air con & in 1 of the bedrooms the windows did not open. There was no balcony or dedicated outside space - unfortunate in such warm weather - and meant we went out for the day as we had no where to sit, enjoy the view & facilities on site. In spite of all this - we enjoyed our week. The resort is lovely, beautifully situated, well appointed and we would go back - just NOT to Apt 65! We did not use the leisure facilities or restaurant - choosing instead to sample the many fine eateries in the surrounding area. Having lugged heavy cases up the 48 steps -- we decided to decant a few bags/cases a day early into the car, before going out for the day. On our return, we found our access cards did not work - the staff had assumed we had left early! Another trip down & up all those stairs to sort out with the reception staff - some of whom seemed to have limited English!! The apartment has a dedicated car parking slot at the rear of the hotel - we could not use it as our 4x4 would not fit! It also meant an extended walk around the main building to access the front door. We just parked in visitor parking bays by the door as available. This seems a VERY negative report, however we feel that others who may be exchanged into this apartment need to know what to expect. This is the first time we have used DAE - but it has not put us off! We will just ask a lot more questions about properties being offered. We look forward to many more exchanges in the future .

The resort is in a great position on the edge of Rutland Water and is well maintained and of very good quality. Our unit was in the main building on the 2nd floor and had a very noisy floor which we reported to the management, we found this apartment was not as good as a detached lodge. The resort's on site facilities are excellent and the beautiful gardens and walks on the edge of the lake are an added attraction. We will certainly return to visit the resort again

A beautiful place to visit and the surrounding areas are well worth a visit, we stayed in Stable Mews 56 which is on the ground floor ample big enough for 4 people as advertised but feel that if there is a dishwasher provided that there should be an adequate supply of crockery instead of just 4 items of everything as you are hardly going to use a dishwasher for 4 plates! No need to bring your own washing up liquid or tablets as provided along with dishcloths, tea towels and towels for the swimming pool. Electricity for the week cost £4.65 which considering only the kettle, shower and microwave (used only for my porridge!) feel was a little pricey glad we didn't used the heaters! Places worth a visit are Burghley House in Stamford (not National Trust but you can extend your ticket for 12 months in case you make a return visit) plus the George Hotel in Stamford for a lovely evening meal. Oakham Castle (National Trust) plus Oakham itself are worth a visit along with Stamford and Uppingham. One little mention you can still be charged up to 7 days after departure for any breakages debited to your card I was and we didn't break anything but has now been resolved

As we stopped a one bedroomed house for an apartment we paid £300 extra to upgrade to an A framed house. This was worth doing as family could join us. The views were magnificent, lodge spacious and very comfortable. Facilities were good. We used the pool and crazy golf. There was such a choice of places nearby to eat that we didn't eat on site. The staff were very helpful. Lots to do in the area. Even the weather was perfect

We found Barnsdale to be an excellent place for a number of reasons. The general ambience of the grounds and the setting on Rutland Water. The fact that only very short car journeys were necessary for many delightful walks around Rutland Water and to visit Oakham, Melton Mowbray and Stamford. We were able to meet up with an old friend in the grounds of Launde Abbey (Anglican Retreat and Conference Centre) only 45 minutes away. It was also our last ever HOC holiday and thanks to our retaining membership of DAE (as part of our fractional ownership deal with La Pinta) our future dealings will be in respect of Bonus Weeks or Renting. We have truly valued , and still do, our membership with DAE.

Lovely apartment, very clean & nicely decorated. I think it maybe on the list for refurbishment as some of the polished furniture is loosing veneer and iron for curtain rods and lamp standards is out of fashion. We love Barnsdale Hall Hotel. The Apartment was a disappointment, Very small and dark, needed the lights on in the daytime to be able to read etc, Lounge seats very low and not very comfortable, difficult to get in and out especially for anyone with back or mobility problems, Kitchen not very well equipped for cooking, just about enough for Two but wold be difficult for Four. Microwave very high up encashed in the top cupboards, set above my head so could not see into it properly, O.K. for tall people. Springs on the mattress no support, need replacing, and for us the apartment was on the first floor so a number of stairs to climb. I did ask if it was possible to request a ground floor apartment, and was told it would have to be put in a request right at the beginning of the booking. will need to remember this for future. Resort its self ie grounds etc were excellent also the surrounding area with plenty to see and do. I did report all this to the reception and filled in the information form, so they are aware of my comments. There was NO hard sell from anyone to purchase a unit. would go again but request a ground floor unit.

The care shown in this resort is of such a high standard. It is good to see the investment and constant upgrading. During our stay new sofas and armchair were delivered to the lodge. The grounds are spectacular and rival many country house gardens. The roads are swept, lawns cut regularly and the shrubberies are stunning. It is so refreshing to stay in a pet free resort and I'm sure this helps to keep the grounds so amazing. The resort manager Steve was very informative in his welcome meeting and on hand for any queries. The housekeeping staff were prompt in a request we made. The sports facilities must be one of the best and also free. We had a marvellous stay here. In the past we have stayed here in February so it was a good experience to stay in April and we can't wait to return.

We had a superb week at Barnsdale. It is in a wonderful location and there is a lot to do in the area- so much that we need to return again soon. The resort is excellent with lots of activities offered for all age groups. The welcome meeting was informative and presented in a humourous way! We recommend buying the guide book put together by the resort. All proceeds go to charity and it was a very useful book. We discovered a great deal about the area by just using this. We are looking forward to returning to Barnsdale as it is a welcoming and relaxing place to stay.

room 64. the main bed and the sofa bed really needs changing. you can feel every spring as you sink right into the mattresses. the pillows were just as bad with no shape or stuffing. as a result, we had a poor night's sleep every day. it is such a shame as the resort is lovely and in a prime position. the food at the restaurant and the bar is well-presented and very tasty. there is no cleaning during the week and guests are expected to take their rubbish to the wheely bins, some 30 metres from the hall. you are also expected to sort out recycling yourself although we could not work out where this was, unless it was the bins at the top of the hill. I would go here again but not to this room and certainly ensure the quality of the bedding first.

Enjoyed a very pleasant week at this resort. The lodges are a good size and well maintained as are the grounds. The leisure facilities are a good standard but the steam room and jacuzzi are rather cool! There is no wifi in the lodges although available in the bar and at reception also the television connection was somewhat unreliable. A lovely area to visit and my granddaughter loved the ducks.

THIS IS OUR FOURTH STAY AT BARNSDALE. WE LOVE HERE,BUT IT IS NOT THE PLACE TO COME TO IF YOU HAVE ANY DISABILITIES. It is rather hilly and there are many steps. The setting is magnificent though. Looking out directly over the Rutland Water. Good facilities, good walks, great for cyclists. The nearest town is Oakham. It has good supermarkets and other good stores and only 4 miles away recommended.

We enjoyed our stay at Barnsdale Hall and had spectacular views of Rutland Waters from our Lodge. The Lodge was very comfortable and well-equipped. It was lovely having the wild life so near to us...rabbits, ducks and sheep! Staff were very friendly and obliging. Also a good area for exploring and we found plenty to do and see. We would go back which is recommendation itself!!

We have been to Barnsdale Hall a few times and have always had a fantastic holiday, Sunday lunch is great but it is wise to book in advance, timeshare guests get discount off full English breakfast, but please be aware that there is a charge for electric etc. Views of Rutland water are lovely and it is certainly worth the short drive to visit Barnsdale gardens just over the road. Lovely resort one you will wish to visit again and again.
